Hi Steve,
Below is a presentation I’ve prepared for you to learn more about the home selling process and the services I will be providing. Please give it a read and let me know if you have any questions.
Cheers,

Comparative Market Analysis
Please click here to see the Competitive Market Analysis (CMA) for your property. This will show you what similar properties in the area have sold for and how your property compares to these comps.
Based on the comps, I think your home will sell for between $1.1M - $1.2M.
PREPARATION
Based on my initial walk-through of your home, here are the things that I would recommend doing to prepare your home for sale:
Deep cleaning
Removing all nails and mounts and patching up all holes
Sanding/smoothing out any large uneven patches on the walls where possible
Touching up interior paint
Removing any unnecessary security bars from windows
Fix the laundry room wall
Power wash outside
Painting the piece of siding underneath the window in rear
Painting the deck and rear stairs
Paint the front porch and gate/fence (I can help you find a better color)
Paint the front doors and trim (I can help you find a better color)
Paint the back doors and trim (I can help you find a better color)
If the tenants decide to move out, I would recommend painting the living room to match the kitchen and bathroom, making the unit feel more cohesive and modern.
Order of Next Steps
Home inspections (home, roof, termite)
Working through any of the repairs suggested in the inspection reports
Move out
Deep clean
Paint
Staging
Landscaping and cleaning exterior

List the property
Homework For You
1. Compile a list of all the improvements you’ve done to the property and what year the work was completed.
(If you want to be really thorough, you can include receipts, too, but that's optional.)
Design
One of the reasons I chose a career in real estate was because of my love for interior design. I love helping my clients beautify their homes and always look forward to seeing the final product. I have helped clients turn their fixer-uppers into beautiful homes that sell at record-breaking prices.
Below are a couple projects that showcase my work:
477 Molino Ave, Mill Valley
My client was a house flipper that wasn’t familiar with the Marin market. The property was down to the studs. The seller hired me to conceptualize the design and work with his contractor to bring my idea to life. This involved interior design, selecting and sourcing all the finishes, project management, and finding the right stager to would make the home appeal to our target demographic. When I initially met with the seller, he had a target price of $1.5M. We ended up selling the property for just shy of $1.9M.

2990 Crystal Creek Dr, San Jose
My client had been renting this property to the same tenant for 28 years and was ready to put it on the market after the tenant moved out. When I saw the property, it was obvious that the property needed a complete makeover. The seller handed me keys and left everything up to me. For this listing, I brought in my own contractor, conceptualized the design, hand-selected and sourced all the finishes, managed the project, and again, found the right stager to make the home appeal to our target demographic. The house sold for 20% over asking and we broke the record for price per square foot in this neighborhood.

Project Management
I can be as hands-on or hands-off as you'd like me to be. If you need to be in AZ and want to leave it all to me, I can hire all the right people and project manage all of it for you. If you want to be more hands-on and DIY, that's obviously fine, too.
Sourcing
Over the years, I have built great relationships with reliable and reasonably priced cleaners, inspectors, landscapers, and stagers that I can call for this project (unless you have contacts of your own that you’d like to use).
Testimonials from Past Sellers
Linda Ngo recently helped me with a remodel project I was working on in Mill Valley. When I purchased the house, it was gutted down to the studs. My goal was to work with someone who could serve as the designer then list it when completed. I interviewed several Realtors that were experienced in the area, all were strong candidates. Ultimately, I chose to work with Linda because she had great design ideas, a strong sales plan and demonstrated follow-through. She worked closely with my contractor on executing the concept she developed. Due to the statewide shelter in place order that was in effect for most of 2020, we faced several delays and other unexpected challenges during the construction phase. Linda was there the entire time, willing to do what she could to keep things moving forward. Once the house was ready for market, she stepped up even more and masterfully managed the entire sales process. She maintained control of the transaction and always kept me updated. I am very happy with her performance in every aspect of this project. I have worked with many Realtors over the years and I can honestly say, Linda is one of the best. I plan to work with her again and I would suggest you do too.

Linda was responsible for selling our home in the East Bay and sold it at a record-breaking price per square foot (based on comps). With that said, a lot of planning and execution was achieved to get to this point. Once we selected Linda to represent us, she quickly worked with us on our timeline. She saw the big picture and knew what to do immediately due to her experience in Bay Area real estate. Linda lined up all the right vendors to prep our home for sale and ensured each tight deadline was met. Furthermore, Linda ensured that every detail was considered and that we were able to present our home as pristine as possible. A great example that comes to mind is that the initial inspection report mentioned that there were cracks in our foundation. The fact that we did extensive foundation work to remediate the issue and strengthen the foundation was buried in comments towards the end of the inspection report. Linda was savvy enough to catch this and requested the inspector to change their comments to reflect this important detail. We were also blown away by the marketing material Linda had orchestrated from stagers to photos to video. My wife and I told each other that we didn’t do our house justice after seeing what Linda and her team had done. The house went live and in 7 days we had a pre-emptive offer that we were very happy with and ultimately accepted. In the end, it’s very hard to trust someone to represent your home that you hold so dear. We had the highest expectations and Linda met and exceeded all of them. She kept calm when things didn’t go to plan, was extremely prompt to respond to our hundreds of questions, and most importantly…she just got the job done (no matter what it took). We would highly recommend Linda to anyone looking to sell their home.

Determining Your List Price
Determining the list price for a home is something of an art. There are many factors to consider, such as the availability of inventory, interest rates, the time of year, and what's currently on the market. It’s important that we list your home at the right price from the very beginning, as this is when your home will get the most visibility. Before listing any property, I will run another Comparative Market Analysis once your home is ready, to see recent sales in the area at that time. After reviewing this data and making an assessment of your property's location, features, and all market conditions, I will recommend the best list price for your property.
Marketing
Marketing a property for sale today isn't as simple as just putting up a sign and listing it on the MLS. We live in a tech-driven world, where buyers want to preview a home online before they take the time to visit the property. I have a marketing team that uses a combination of online, social media, and digital and print marketing to get your home maximum exposure. In addition, I have an extensive network of buyers and agents, whom I will contact to let them know about your listing. My goal is to get as many buyers into your home as possible so that you have multiple offers to choose from.
My Marketing Includes:
- high quality, professional interior and exterior photos
- sleek custom website with custom URL
- 200+ 6 x 9” flyers to neighboring homes
- cinematic video tour with music
- aerial drone photography and 4K video
- 3D Matterport virtual tour
- paid social media ads on Facebook, Instagram, and Google
- property floor plan
Social Media & Online advertising
In today’s world of business, having a strong online presence is not only important, it is essential and should not be underestimated. Reaching a larger audience beyond your usual target paves the way to showcase your property in a much larger scale. This can significantly boost your buyer pool, creating a buzz that generates multiple offers.
